Thanks for commenting. Nice to hear that there is someone nearby trying to do some of the same things. The current situation has seemed to change a lot of things, but I still would like to formulate a plan on how to get my foot in the door with some real estate in the area!  Hey Steven, thanks for commenting. I have the same feeling as you in my immediate area, very nice area that I think will continue to appreciate but expensive to get into investment wise. Out of state investing is something that has sparked my interest too so I am going to begin reading up on exactly how that works because it does make me a little skeptical investing in something I can't be near at all times. If you could share any insight on that or any investing tips at all please shoot me a message. Thanks!

Hello to all, 

I am relatively new to BP with hopes to soon begin investing in my local area. I am a newbie and still gathering as much overall real estate knowledge as I can. I live in Rocklin, Ca with the closest surrounding areas being Roseville and Lincoln. 

I would like to invest in any of these areas to stay local, but the market is hot and I fear of not being able to obtain positive cash flow. I am wondering if any investors/agents from this area could offer any advice on the market and investing in the area? Or just any knowledge in general would be very helpful. 

Also, if there are any events/meet-ups in the area that anyone knows of that would be awesome.

I am definitely going to look at all options available when closing in on doing my first deal. I want to get my foot in the door soon, but want to make sure I know as much as possible about different lending options. Thank you much!

Hello there,

I am a newbie in the real estate world and I am very interested by the idea of House Hacking. I know that I could get into a duplex with an owner occupied FHA Loan of 3.5% down, but I am curious if I could do the same with a conventional loan. Either with 3 or 5% down.

I'm curious of this because I know with a conventional loan there is the potential of cancelling the PMI after a certain amount of time. However, I'm not exactly sure how conventional loans work with multi-family units.

Any insight would be very much appreciated!
