To start off with I am planning on probably using a GC.  It will depend on the property I get on what happens. I have a lot of experience on the inside part of the homes so can handle most of that, anything structural or roof I will definitely have to get help on.  I have already spoke with some GCs and trades and have a good idea of who I will use depending on where I can find the right deals.  

Right now my biggest issue is deal flow.  I have done some research into areas that I would like to be in, some look good others there is little inventory.  However, now that I have narrowed down some of my areas trying to take this information and turn it into leads is where I am stuck at.

Thanks to all of you for replaying.  I am currently reading the two books from @Jay Scott, and have a couple more on fixing and rentals already purchased and waiting. 

As for what we are looking for to flip. Our goal at this point is to find SFH that will have a AVR of $250K to $400k as this is the meat of the market. However it is more about the numbers, we are willing to look at other types of properties or price ranges if we feel that their is a large enough margin to allow us some wiggle room.

@Dan Mackin where is your meet up at in Erie, and is it something that I need to RSVP for or can I just show up?  Secondly, who is putting on the meeting in Denver, can I find it on Meetup?

Good Morning Everyone,

My name is Cody, and i am new to the BP and REI world. I found BP while my wife and I were doing some research on some of the gurus that were out there. Since finding BP we have been introduce to a wealth of knowledge both from this site and through the countless books that everyone has recommended. We are looking to buy our first fix and flip here in the next few months and are currently working on our business model on financing. We will be starting out doing this while we both keep working.

Our plan at the moment is to start flipping houses in one of the CO markets near us, and then use the flipping side to later on help in finding some rentals.  I have grown up around construction and have already helped family and friends with flips on their properties.  With that being said i have a lot to learn on the marketing and deal flow side to learn. 

I am currently in Northern CO and have found a couple of REIA meetings up here to start attending up here. I am not that far from Denver as well and would be more than happy to make the trip down that way if anyone can suggest some good meet ups in either place.

While I am introducing myself I also have a few questions that I would love to hear some suggestions on.  First, being in CO there are a lot of hot areas and markets, we are trying to determine what are farm area should be.  Would people recommend starting by looking in just one or two neighbor hoods in a certain city, or having a little bit larger farm area of a couple neighbor hoods in a few cities?  We are surrounded by three larger cities all with in 15 mins of us, and work and spend a lot of time in all three. 

My second questions, what is peoples opinions on using a wholesaler to find our first couple of deals?  Our reasoning behind possibly doing this, is we could concentrate our time on really developing our SOPs for the flip portion and get our feet wet.  As well as developing the marketing side for selling our properties.
