I'm wanting to start a direct mail campaign that's targeting investors in my area that might be wanting to offload unwanted properties. 

I was wanting to see if anyone has certain websites, software or other resources you use to access a listing of investors in the area.

Looking for multi-family deals and the least are costly are the ones in the bad (high crime) city of Jackson, MS

What has been your experience with investing in a multi-family in a not so good area?

Obviously I see that tenants could be problem and cashflow might not be as much. But I'm just getting started and don't have enough capital for one in a really great area. I was thinking of buying one that's $100k and growing from there.

My credit score is stuck at 670. I have a $2k limit and only spend $75/month. It’s on autopay as well.

How can I increase this?

The thing for me is that I want to own the asset - that's my goal. Arbitrage is a short sighted business (to me) that will work for a time but is vulnerable to all kinds of interruptions in my opinion. And what is the exit strategy? 

Owning the asset gives me more options and actually builds wealth over time - I generally buy at 80-85% ARV (little built in equity), get appreciation over time as the value of the home increases, some monthly cashflow (after budgeting repairs/maintenance & CapEx) and I've been building a pretty large tax asset (I'm not a REP and my income forces my deductions to be passed forward), even better you'd be able to take straight tax deductions. And at the end of the day I can sell for a profit. It's a fairly stable business with exit options.

Arbitrage cannot claim the same benefits - maybe it has a lower entry point, some tax deductions but it is a different business entirely. You don't own anything at the end of the day and there are no good exit strategies. That's where it falls short with me. I'd bet the goal of most people that do arbitrage is to buy a rental...so why not just go straight to buying a rental and skip the risky complexities?

I like your point. I believe the arbitrage route is one taken when someone doesn’t have lots of capital to put towards a rental home. 

For example, If I’m looking to purchase in the smoky mountains and don’t have enough capital, I could take the arbitrage route to generate cash flow to put towards my future investment.

I’m pretty new to investing and don’t want to fall short to a “guru” that has all the knowledge in the world. I see both sides and I’m just trying to understand why one would take arbitrage over directly investing
