I am new when it comes to wholesaling in real estate and I may have my first property soon so I want to make sure I have everything in order. I google searched contracts Seller-Buyer & Assigner-Assignee and couldn't really find anything that struck me. Wondering if anyone has Contracts handy that I can go off of? As well as examples to fill in the blanks would be helpful! Also earnest money? Does anyone do this?

Just trying to get some advice on how anyone has started out doing some out of state investing. I am moving soon but still want to continue investing in my home town. I know this area so it won't be unfamiliar territory. I will try to assemble a team as far as contractors and lenders. I haven't used a hard money/ private money lender before but that may be a route that I'll pursue. I'm worried if they'll give me trouble since I won't live in the area anymore. I am also worried about contractors meeting my expectations since I won't be around. It is only a 3.5 - 4 hour drive so I can possibly check in on some weekends. I've heard of some banks willing to lend for repairs as well as 80% of the home. I was also considering using the BRRRR strategy for my rentals. A lot of concerns just looking for advice.

i won't have an issue with cashflow. I would be worried on how long it would take to find a tenant though.. And my price is very reasonable for the area and type of home. I would hate to sell it below market value.

So I'm seeking advice on a current situation that I'm in and would appreciate any feedback. Currently the economy over here is going down due to the low oil prices in my area I got laid off from my job and considering a move out of state. My home that I live in is only 1.5 years old  and I've already built some equity in it. I bought it for 192,000 and a same home in my neighborhood sold for 218,000 last month. Problem is my house has been listed for almost 3 months now and hasn't had any bites just a few showings and I'm sure it's because the economy is going down here. I'm starting to consider instead of selling the home since I'm not in need of the money to just putting it up for rent. The only thing I'm worried about with that is how long it might take to rent out my home. It's a 4/2 and I've done some research and found that I could get somewhere around 1500$ a month rent and with that I'm worried on how long it may take to find a tenant. I'm just seeking any advice to help me decide what I should do. Thanks

Thanks for the feedback I definitely didn't think about having a lawn service take care of the property. I was thinking that they would supply the other lawn equipment.

This might be a silly question but I was really curious if any of you leave things like a washer and dryer for tenants and even a lawnmower? My rental property has a decent size lot with a yard I have an extra lawn mower that I was considering to leave there at the property. I thought it might be a plus to whoever rents it out from me. But I was worried if something would go wrong. The washer and dryer however I was thinking about leaving there if the tenant needs one and also adding that to the monthly rent. Thought that was a good idea to maximize my rent.
