@Brian Garrett @Joe Mastracchio In the Jupiter area as well! Joe are you looking to be an agent as well? Or just use the license to better invest in REI?

Brian what have you found to be successful in Palm Beach County, strategy wise? I'd love to flip 4-8 properties a year but not quite sure if this is feasible in this market. I'd love to house hack a duplex in Jupiter Heights to be able to super charge savings to pour into more rentals.

@James Allen Jr. Welcome! I’m looking for the same. I think for the numbers to work you would need to find something off market or below market.

Or,

If by house hacking you are paying significantly less than what you pay in rent now then I would consider that a win in a pricier market. That way you can save a lot more money to invest elsewhere or into deals that might make sense. Flips, wholesale etc...

@Tim Healey thanks for the input! Yep I used to be one of those players! Lol I could see that working. I’m unsure how the summer would do here with Airbnb...

Because of this I’ve looked out of state to try and find properties that can cash flow around the 1% rule...

@Tim Healey in your experience, do you think Airbnb could be a viable strategy to increase cash flow in Gardens? I haven't found an extremely motivated seller yet to where a BRRRR would be ideal but trying to think through options that would work well in this market.
