Hello BP family!

I'm an aspiring investor looking to expand my knowledge and hopefully my REI network, and although this may be a long shot I figured there's nothing to lose and everything to gain. I'm located in the Tacoma, WA. area and looking for individuals of any REI experience level to link up with and just have conversation with. I believe there's much to learn from others and their experiences, not just in real estate, but life as well. Devoting my time to be able to converse on subjects and ask questions in a 1 on 1 environment to help build relationships and near future contacts/partners during my real estate investment journey.

You have no wiggle room. I would sell the property, split the cash, and look for an investment that makes sense.

Hello BP Ohana,

I'll be facing an issue here in the very near future and I really need some expert insight and advice on my best approach to the situation. I currently own a SFH (primary residence) with my soon to be Ex-wife in Hawaii, as we proceed with the divorce process I'll soon face the decision on either selling the home or attempt to buy her half out. Initially I 100% wanted to keep the home, although, after learning a bunch of methods and simple formulas to determine if its even worth keeping, my confidence substantially dropped. If anyone can assist I can provide additional information to aid in coming to a conclusion.

Primary Residence: Waianae, HI - 3 Bedroom, 2 Bathroom. 1,196 sq. ft. on a 4,210 sq. ft. lot (Recently Built in 2019)

(Purchased in July of 2020)

Remaining Mortgage: $468,546.00/$2,177.17mo (2.75%)

Est. Value: $620,000     Est. Rent: $2400.00

Property Tax: $1,972.00 (2021)

If you are just trying to get one deal I can lead you in the right direction and if you want to start flipping or wholesaling Ill help you cut through the stuff you do and don't need.  Keep your money for marketing instead of expensive tools that aren't needed in the beginning.

It cost me nothing to get into that place and it's been absolutely amazing. Over the years I've leveraged it for a ton of money (cash out) to buy other investments and am still cash flowing very strongly with a significant amount of equity.

Greg it's a pleasure to meet you! I would like to thank you for your service as well, it always nice to link up with fellow SM's past and present! I would love to hear about your experiences using the VA loan and how you utilized it for your goals. How is it in California? I've heard alot of things about the market there!

I am currently looking to free up my VA and selling my primary residence back in HI. With the equity I would have enough to place a down payment on a rental property here in WA, as well as using the newly freed up VA to start hunting down an additional MFH as well.

Hello everyone! My name is Cody and I currently live in Pierce County, WA. I am originally from Hawaii and an avid fisherman and hunter. This past decade I've been constantly on the move and jumping from state to state, as do all Active Duty Military. I experienced the good and the bad of what each state had to offer, and decided Real Estate would be a beneficial path for me during my military career and beyond. I've been interested in dabbling in the REI game for awhile now, educating myself with anything I could get my hands on, books, podcasts, youtube videos, and the occasional interaction with strangers. I believed educating myself on all things RE was the priority, and I did just that! I read book after book, listened to endless podcasts, and watched and re-watched videos engraving anything and everything I could into my brain. Although not wrong, I quickly realized I hadn't digested 1 big piece of advice I found in each and every source... EXECUTION! Although my grasp on concepts were getting better and more efficient I ended up at a plateau, somewhere where only hands on experience could help me break through. That's why I am here now, I finally decided to pull the trigger and just throw myself out there, hoping to network with people from all backgrounds, professions and experience levels.

The first stepping stone I needed was to find people that can share their knowledge, advice, and to help mentor me through the trials and tribulations of real estate. I figured what better place to start then the BiggerPockets family! I look forward to building relationships with each and every one of you, and hope to build a long term successful real estate portfolio like many of you already have. My head is always down and focused and my ears are always open, any advice sent my way will be meticulously analyzed.
