Hey all, looking to sell my primary residence here in a small community in Montana due to military orders/moving in July. Looking for some advice on what to do due as will be moving mid July and the 2 year mark of ownership is Sept 17th. The HOA informed me that there is no renting or leases in this neighborhood. As of right now there are some local buyers that are interested (creative with an equity pay out). Is it possible to "lease" for two months to the buyer then close after Sept 17th or will this cause an issue with the HOA? Is the tax benefit even worth it waiting until the 2 year mark? Or just eat the mortgage for two months, roughly 5k, and then sell in Sept? Looking at about 100k in equity at the time of sale.
