We have partnered up with an expert in generating leads online through paid ads and SEO work... Now I know this model will generate several leads for SFH.. but we are looking to generate apartment deals more so than anything... Have any of you tried generating off market apartment deals and found which ways worked and what didn’t; what kind of targeting?

Good evening fellow investors,

My business partner and I are currently seeking financing for a deal we have under contract. We have attempted to work with many private money lenders and banks; however, everyone says the loan amount is too small and the bank will not currently fund our deals.

We have a turnkey rental that is occupied, under contract. Purchase price is $36,500. The owner is motivated to get rid of the property. He will not accept doing owner financing. We are in a bind as the time is winding down and we have been unsuccessful in our attempt to creatively finance this deal. 

We would love to hear any advice about how we can go about achieving financing for the deal. Thank you for your time and consideration.

You should charge your tenants the late fee but to prevent this in the future, you should hold a seminar on how to manage money and invite your tenants. Afterwards, you can inform them that there will be an increase in the late fee starting in 6 months (give them time to get their finances in line).

Very inspirational to display the great gift a lot of people ought to have; giving. Donating the proceeds wouldn't be an issue at all, in fact will show other people in my network that may or may not be watching could rub off on the other investors and would start a train of giving. I'm a new investor from the Little Rock, AR area and do a good amount of traveling to the St. Louis area for Cardinals games.
