hey guys I'm going to start up wholesaling pretty soon. I know you need to build a buys list, and a good one. I was thinking of a way go build a buyers list and wondering what yall thought about it. whether its a good idea or not. I was thinking of putting up signs around town, investor special signs, but I will not really have a property, but when they call I will inform them that I have another investor lined up already, then take down their info and ask them if I could contact them when I have another good deal. Or is this a little unethical? thanks

I am interested in hearing how many transactions does a experienced full time wholesaler do in a month. And how much do incoming wholesaler do with no experience just starting off? How long do you think it takes to start getting a constant cash flow? thanks guys

thanks Tim for your advice. Would it be a better decision to find a rehaber in my area and just try to work for him for a while to gain experience before venturing out on my own. I've been reading a lot of these posts and not to many have said thats how they started, mostly just get out there and get at it. Im sure you and everyone has herd of homevestors, "we buy ugly houses" I was thinking of just finding one of thier fanchises and just call them up and ask to work for them. Would this be smarter than just going out on my own? Thanks

Thanks Scott, I appreciate your advice. for the financing part do I need to get prequalified with a lender, or hard money lender? Also you said you did 20 this year, how long did it take to get up to that kind of volume?thats a lot of houses. Thanks

I wanted to know if some of you experienced rehabers can tell me how many rehabs successfull rehabers turn over a year/month. Also whats the min profit in general you guys look for in each deal, I read an article saying rule of thumb you should look for at least a $20,000 profit. Responses are very much appreciated thanks

Can someone please explain exacltey how do CAP rates work, does it go off the sales price or the money you put into it. lets say an apartment building for $500,000 with a 10% cap rate. Does that mean $50,000 a year in return? thanks
