I’m finding it difficult to find a mentor. I live in Mississippi which is rural for the most part. I’be not found any Bp meetups but I’m interested in hosting one. But I’d also like a mentor who can guide me along the way to my 1st deal.

I’m willing to pay a fee for someone to mentor me but most of the people I’ve heard about who had success were mentored by friends who were successful. Does anyone have any advice? Thanks in advance.

*Ive done a lot of studying and listened to most of the Bp podcasts so I’m not lacking effort, work ethic, or motivation. Just looking for some guidance.

Congratulations on your first deal. Just measure twice and cut once. Meaning, double check your numbers on the anticipated rents you plan to charge, with multiple sources, and try to anticipate any costly, unforeseen problems during the renovation.

I’m currently renovating a 4br 2bth into a 4br 2.5 bth, adding a master suite and opening the kitchen to the dining room and living area. It’s a complete gut and remodel, including all new electrical, plumbing, sheetrock, installing beams, new HVAC upstairs, etc.

I am over budget and haven’t gotten to the landscaping yet because the house was built in the 1940’s and there were a few things that we didn’t anticipate during the renovation planning phase.

Just some things to think about. Good luck!

Did most of you have your own 25% down payment on your first property or did you look to investors? Also, which lenders should I speak to about getting a loan for real estate investing?
