Post: Hard Money vs Conventinal on Flip

Hey BP,

It's my first post :) So I'm 22 years old, with a pretty good career and no debt (I net about $75k a year). I'm looking to flip my first property in Tacoma Washington and I have not figured out my financing out. I have been flipping back and forth between a Conv Loan or going with a hard money lender to try and scoop a home off the market (mail in). I'm aware HML has a higher interest rate, but it gives me an advantage to get a better deal on a home, whereas a bank would want a home on the market (correct me if I'm wrong at all, still fresh meat :) ).

Also, if anyone is in the Tacoma/Seattle area that would like to mentor me, I'm willing to donate my time and money for your experience.

Post: First Property, Own? Rent out? Flip?

Hey BP,

So I'm pre-approved from my bank and I'm actively seeking a property in the Tacoma area (checking out abandoned off the market homes too). I have a full time job that is Sunday night thru Wednesday night.... Should I be looking into purchasing a home for myself and rent out a room (I can utilize my VA loan), Completely rent out in a college town or a flip (I would have to get hard money....and take a lot of days off)?

I'm stuck mainly between renting completely out and flipping... I could use (if profitable of course) flipping to use as a down payment or just rent out near a University and have parents co-sign, etc etc...

Hey BP! Just wanted to introduce myself, my name is Cody and I've been an entrepreneur since day 1! I just got back from celebrating my 21st birthday in Las Vegas! I opened my first store when I was 13 years old under the name of "Lahar Skateshop" on eBay and sponsorhouse. I at the time had no clue what I was doing (dropshipping) but I was making $20 a day on average from jacking up prices on skateboards and equipment... I continued that business for a few years and then my wholesaler went under in the recession. Since, I've thought myself an investing strategy in the stock markets (Equities and futures contract trading). I started a business under the name TroopTrades (fits well since I'm in the Army Reserve). This business was built around teaching young souls how to invest and trade. I would charge $50 a month and they would be able to pick my brain. I've now been focusing on investing long term and less on the speculative futures/options markets. Just recently I started a vinyl cutting business to make deals for the local car scene and now has expanded to Philadelphia for an aerospace company... I highly recommend this business ($30 investment in a roll of vinyl pays typically $400 when made). Right now I'm a full time Information Technology professional at Amazon with plans on moving to Information Security. As far as real estate comes, I am new (I own a few REITs) and I want to invest all of my free time/cash into this field. I want to focus on renting rooms, preferably near colleges...
