Hey Bigger Pockets,

Here’s the situation.

 Investor A - is moving (09/2022) to Joshua Tree CA. from out of state and intends on purchasing a property to occupy for approx. a year and then rent. Investor A has qualifying income but bad credit (<580) and approx. 4% of the purchase price available for a down payment.

Investor B - is looking to purchase an investment property out of state. Investor B does not have qualifying income but has great credit (>700) and approx 10% of the purchase price available for a down payment  

How do these two investors partner to make this deal work??

Hello @Mike DeBuccio Jr. I currently live in the Lakeland area and am looking to get involved in real estate investing in this area. My wife and I are currently looking to buy our first house with the intention of doing a live-in flip. Lakeland is an amazing community and rapidly growing. Forbe's Magazine ranked Lakeland/Winter Haven in the top 20 fastest growing cities in the U.S, alongside several other central Florida cities. (https://www.forbes.com/sites/samanthasharf/2017/02...)

Needless to say, I am new to Real Estate investing and looking to learn. I'd love to connect in the future as you get started with your investing in Polk.

Hello, My name is Cody Menefee. I grew up in central Kentucky near Lexington, but moved to Lakeland, Florida in 2014 for college. I attended Southeastern University where I studied Elementary Education (but never finished). I am currently an admission counselor for the University. Shortly after I arrived in Florida I met my wife, we have been happily married for 8 months. I am seeking to invest in small multi-families unit in the Lakeland, Florida area. I.e. Duplexes, Triplexes, and Quadplexes. My goal is to buy and hold, or at least BURRRR. Would love to chat and learn!
