@Colten Johnson

That’s awesome Colton. I’m currently a real estate agent and rental property owner, though it isn’t a duplex, and we manage them ourselves, I may be of assistance if only to help answer some questions. If you’re needing someone to help walk alongside you, find a property, or point you to our preferred property management companies, let me know and I would be glad to help.

I currently work at your typical 8-5 office job. They offer 401(k)s with a match just like every other corporate job. Since being interested in REI, I've heard from multiple different sources that 401(k)s are not the best financial vehicle. Does anyone have any insight into this?

@Charles Carillo - At this point I own zero properties, and haven't moved on any type of deal yet - I've simply been waiting and watching, hoping to find a good deal. How does a conversation like that go? Is it as simple as "hey, I found your address online, tracked you down, and am looking at purchasing the property you own at 123 Main street. Interested?"

I think I may have found a good deal. There is a home I’ve been watching over the summer in my neighborhood. It seems vacant, the grass is tall, and the inside looks unlived in. After looking up who owned the property, I found out the owner lives at a different address and is very old. This leads me to believe he may be a motivated seller and might sell the property cheap to get it off his hands. How should I approach him? I have his address but no phone number to contact him, though I could probably find it. Should I call and ask if he wants to sell the property? Send a letter?
