Hey BP,

So here is where I am at. I just got back from my vacation out west. I was considering moving out there, but I have decided that I am just going to stay in Indiana. I'm going to be looking more into the Kokomo, Indiana market, and also the surround towns. Before I went on this trip I quit my job. I was a miserable semi driver never being home, also being gone, and always being alone finally cause with me, and I said something's got to change. So I decided to take this trip out west to clear my mind, and just basically start over. Now that I am back tomorrow I'm going to be trying desperately to get a job. I'm really hoping to find a job in the real estate field like a Property manager, or something very similar to one. I'm not really big on being a RE agent so I'm not looking to get my licences. Although I have been considering getting my broker's I think that it would help me in the long run. Like I said I'm going to be trying to get a job so I am able to get funds for property's. I'm really hoping also this week to try and find a private lender or possibly a hard money lender. I have a couple properties that I have been looking into. Are there any other ways anyone can think of off the top of they're head to get funds for a property even though I don't a job, but I have a 740 credit score, never been late on a payment. Perfect credit history. There has got to be a way to get some kind of loan. Any advice given is greatly appreciated Thank you BP!! Also if there are any known, and or happening investing or similar business's around Kokomo, Indiana  looking for a Motivated, Quick learning, or Hard working individual I am available, and currently seeking employment around my area. I just thought that I would share where I have made it. Hoping to have success story put together for everyone in the near future.

@Leesmith So would I need to get my brokers licences. If I just want to help someone expand there business?

Hello BP, 

So I here recently quit my job. I have some money saved up. I have some money saved up, and I decided to take a road trip to the west coast. I was thinking maybe I should get a job out here and save a little and then invest the remailing money into a property. I'm really stuck rather or not I should invest in Kokomo, Indiana or Some where in NW Oregon in a town with a population of at least 70k people. My family and everything lives in Indiana. It would be a huge leap to leave, and move all the way across the country and not no anyone, and not have any help with anything. I think my best bet would be invest in Indiana. I think that it would be alot easier to do so there Maybe eventually I could invest in Oregon or Colorado. As of this current time out west I'm looking at it as a little vacation. So I think I'm going to be trying to find a property manager job around Kokomo, IN and possibly within the town of the county. Hopefully I can find a PM job for a happening business, or a soon to be happening business. I'm looking forward for the time to come. I no for whatever business I decide to choose I will be doing everything as good as I can I will be looking forward to growing and expanding the business.

Hello BP,

So I have ended up in Portland Oregon. I have yet to find a hotel for the night. I am debating rather or not to just go to any realtor company I drive by and try to get a real estate agent to talk to me, and try to help me find a small multi-unit investment property from hopefully the MLS, or maybe I could just Google the best realtor company for the area, and find a random one that way and hope for the best. I was also thinking I could try to use BP. I have no idea though on what I can do to provide content and build relationships and network. I'm horrible at Talking with people. I hope to be able to find a real estate agent that would be willing to work with a brand new invester around the North western part of Oregon. Hopefully the agenr I find will see I'm really motivated to buy a small multi-unit property. I will also be driving around checking out the neighborhoods, and try and possibly find a place I could possibly get a job. Hopefully a job along the real estate field like a PM or any thing close to being a PM, anything but a real estate agent. If anyone could direct me to where I could see if there's a meet up around the area I could possibly go to. Sorry I am kind of all over the place typing I just thought I would update BP on my situation.

@Mike Hanneman You are right everything out here is way more expensive. I kind of look at it like, I don't think that I would have to work as hard out west. With housing being more expensive flipping properties, you make a lot more money off flips. Back in Indiana you wont always make as much as you would on a flip therefor you have to purchase more properties, and work harder. I don't mind working one bit, but I'm just trying to make it as simple as possible and set everything up to where will have financial freedom hopefully by age 35-40. Maybe that could be the wrong way to look at it. I'm not sure. I look at the new pot law outs west just to be a benefit to everything.

@Matt Burns Thanks for the opinion! I'm Not sure yet the area I want to be in, but ill be figuring it out.

@Varinder Kumar No I don't currently own any real estate. Honestly I've never bought a house. I'm Taking this little trip just to see what I can get into, and get my hand dirty. I have to go back home for at least a week, I'm also thinking about getting into house hacking. Live in a unit of the property and rent out the others. I believe I would be able to get a loan, and only have to give a down payment of 3.5. Thanks man for the kind words!

@Raymond Ebbeler Yeah I had to quit I was so unhappy never being around people, and just always being by yourself is not fun. I am definitely ready to get out of my comfort zone. I no I can do good. Every job I've had my supervisor has always said I've done great work, and the job I just quit  they would always say I do a great. Rather or not they mean't it is a different story. They have so many other truck drivers they have to worry about.

@Mitch Ottoson House hacking is definitely what I'm push towards to do! I really think that wouold be my best bet. I don't I'm wanting to invest in Denver, but possibly outside of Denver a few house. I ended up in Love-land Colorado last night. Thanks for the words I appreciate it!

@Brandon Turner Yeah you're right I don't plan to have real estate bail me out of anything yet. Do you think it would be a good idea to try, and maybe try to find a job through BP? I no I will definitely be trying to find a job asap.

I don't think I want invest in Denver, but invest a few hours outside Denver. I just made Denver my destination I have no set place to go. I'm going to probably hang out in Colorado for 3 or 4 days then go to Oregon  do the same thing there stay 3 or 4 days. Then I'll do the same with Washington. I'm really hoping to find a job as a PM or something similar to a PM. I'm not to big on wanting to be a RE agent.

@Bill S. I a little to late to reconsider, I'm already on my way. I am just going going to save, and be as conservative with spend any money. I know I need to focus on finding a job as soon as possible. It's going to be interesting what happened. So they say "Big risk big reward". That's the plan it's only a little vacation pretty much. Just going to give myself an idea of what I'm wanting to get into. Absorb everything in, and one I get back i'll start looking over EVERYTHING, and make a final decision on rather or not I want to go and live there for sure. Also ill be more than likely accomplish what ever is in my way!! 

I was a little weary on rather or not I would be able to jump right into Multifamily investing with next to no experiences, and quitting my job like I did. I hope everything works out I feel alright about everything. Just have to take everything one step at and knock out as much as possible with my steps.
