MLS is definitely the way. I know that is not exactly what you asked but some of the secondary sites are just bad. I have people still calling me on a lease option that was on one of those sites 6 months after it's been gone. You may just need to find an agent that has an appraising background :) ...look me up.

I would echo the above. If distressed sales are the 'driving force' in the market then they may be unavoidable. I actually just left a REIA luncheon discussing this very issue. If you do have comps in proximity, in similar condition, recently sold etc feel free to provide them. As they said in the meeting. Kill them with kindness. Getting confrontational is not the best path.

Hello everyone!

My name is Cody Thompson and I am an investor, agent, training appraiser in Salt Lake City. I have been lurking on BP and listening to the podcasts for some time. I have been studying investing for even longer and I decided to say hello. I know, what took me so long? Good Question. No good answers so we'll move along.

My strategy is to take wholesale profits and those generated as an agent and place them into long term rentals. I currently have 4 units and would like to add to that significantly. I am a member of the local (SL)REIA and attend those as well as networking luncheons around the valley regularly.

Let me just also say that the wealth of info on this site is AMAZING and I hope to be able to contribute as much as I have received already. Thanks everyone.
