Does it matter where you obtain your license?  Anyone in TN recommend a good school online to obtain license? I am about to sign up this week.

The name that the power is on is not the same as the tenant that I leased it too.  I'm not sure of the relationship that they have.  So I am not sure if the tenant knows someone forged my name or not. It does make me feel uneasy.  I just rented the place to this guy and had good feelings up until now. He paid first months rent and deposit.  Now this month is due this weekend.  But I feel as you do as to if they can do this what else could they do.

To have to power cut on in a tenants name they must get a paper singed by me(landlord) and them(tenant) and carry it to the power company in town to have the power cut on in the home and billed to them.  

I saw the power on and called the power company, they said they received my paper with my signature on it.  The power is on in someone else name. May be the tenants father, uncle, friend doesn't matter.  What bothers me is someone forged my name.

How should i proceed?  Rent is due this week, so should I see if he pays the rent and go along like nothing is wrong?  Or should I mention it now or before I get paid?  I have never had this happen.  Need pockets wisdom.

@Guatam Venkatesan hope I did the @ thing right haha!!.  I have a broker/friend that is one of the top performers in my town ready to help me as soon as I get my license. I know it will be tough but like others on here I'm sure, and others I have read about will put in the time and effort to grow his or her own business.  

Really like hearing how others have paved the path for themselves, keep them coming!! the advise on these forums is priceless.

Thank you for the insight.  I know now that It will be at least 2 years before I could think of going full time.  In that time I do hope to have a few more rentals that will help with cash flow and allow me to do the transition. I am in a small town though and very competitive here.

I really, really, appreciate the advice  This is exactly the answers I and hopefully others were looking for. My long term goals are to be able to go full time one day while being full time investor also.  

It is so helpful to fully understand all that goes into making the transition to new careers.

I always see the negative post about part time real estate agents.  I want to hear from the ones that are part time and actually moving some listing.. Either 1 a year or 10, or more.  I will be getting my license soon and I have a  broker/friend that is one of the top sellers in my town even though its  a small town. I have already had the speech about part time will be tough but I  can not drop my job just yet.  Eventually I would love to but for now it will have to help fun my investments.  

So,  any part timers want to tell how successful they are?   I know the go getters are out there or maybe went from part time to full time.  Some of us just cant jump right off the bat..

I also took a 401k loan, 27k at 4% i believe which is going right back to me.. For me my 401k was up, the house I wanted was down so I bought it. Best thing I have ever done. Just make sure you will stay at your job because if I leave my current employer or get fired then the loan is due in full in 30 days. Or they will cash out your 401k to pay the note off then you get the rest minus penalty.  

Anyone correct me if I am wrong.

Just to fill in some ideas I have, If I purchase this land and can fill the lot with another trailer:

land= $7000

Trailer(estimate)= $15000

Repairs(estimate) = 5000

TOTAL= $27000

Monthly rent= $425
