I agree that it makes no sense here it is in timeline order.

10/14/2023 there was a Order of Sale file for the Sheriff to sell the property.
11/04/2022 there was an Amended Alias Praecipe For Order of Sale filed.
12/20/2022 the auction from the 11/4/2022 Amended Alias For Order of Sale was executed and the sale results show "Sold to Plaintiff".
12/22/2023 the first Sheriff Sale occurred and there was no minimum bid on the property.
12/28/2023 the second Sheriff Sale occurred and I was the highest bidder.

Yeah, I'm thinking that this isn't going my way, but I was hopeful when I won the Auction. :)

Bill, I appreciate you for your response. According to the Sheriff this property was sold at the second auction to me with no minimum bid due to the Ohio Revised Code Section 2329.52 (B) (1). The lady at the Sheriff Office says that sale is following the current law. My issues is the lawyer representing the bank is the one that handles the transfer of the property to the Auction winner, and there are two.

I purchased a house at a sheriff sale 12/282023 and then found out that there was an amendment to that Sherriff Sale Order.

On 10/14/2023 there was a Order of Sale file for the Sheriff to sell the property. On 11/04/2022 there was an Amended Alias Praecipe For Order of Sale filed. I am told by the Sheriff department today that the Plaintiff never filed for the Sherriff Sale to be Canceled.

The Auction from the 11/4/2022 Amended Alias For Order of Sale was executed on 12/20/2022 and the sale results show "Sold to Plaintiff". On 12/22/2023 the first Sheriff Sale occurred and there was no minimum bid on the property. The Sheriff then sold the property on 12/28/2023 to me.

I am seeking any non legal or legal advise on how to get the Plaintiff to give me the house that I purchased. Any advise would be appreciated as today they filed a "Motion for Judgment Entry Confirming Sale and Ordering Distribution of Sale Proceeds" this motion doesn't state anything regarding the sale that I purchased the property at, but the docket does show the "Order Of Sale Returned" with my  name and documentation in the docket.

Any assistance is greatly appreciated.

I have a farm house sitting on 94 acres. It has an outside stairwell to the second floor. I would like it stated in the lease that I am renting only the first floor and basement to the Tenant(s). This would allow me to work on the 2nd floor to finish out as a larger finished home or a second apartment. I would also like it stated that the Tenant(s) do not have access to the remainder of the property. the immediate yard is fine, but I would like to remain access to the woods and fields for hunting and farming. Any suggestions on how to make these limitations in the lease?

WHEREAS, Landlord is the fee owner of certain real property being, lying and situated in ___________ County, Ohio, such real property having a street address of ___________________________________ (hereinafter referred to as the "Premises").

TERM. Landlord leases to Tenant(s) and Tenant(s) leases from Landlord the above described Premises together with any and all appurtenances thereto, for a term of twelve (12) months, such term beginning at 2:00pm on _____________________, and ending at 10:00am on _____________________.

My wife and I are considering selling our rental. I wanted to ask for everyone's advice on the best way to price the property if I were to sell it.

Is finding a realtor to a guesstimate on the property the best way?

I located the article on https://www.biggerpockets.com/rei/real-estate-comp... I am getting a very large variety in prices ranging over $100K in differences in estimates from these sites.

I struggle with the comps seam to be hard because the house is a 4bed 2Bath ranch in Dublin Schools. There are so few Ranches to compare to.

Would I get more for the home marketing it to a potential homeowner or does the fact that i already have it rented make it more profitable to market to other property investors?

Should I take into consideration pricing the house based on the cash flow it would offer another investor?

What financially do you look for in rentals to make the property considerable to purchase?

I greatly appreciate any advice and input people have to give.
