Hello everyone,

I’m looking to buy my first investment property, I’m interested on a duplex to live in one side and rent the other one.

I have been searching properties since November on the market but either they don’t fit my needs or they get in contract really quick.

With that said I’m trying to connect with people that may have off market properties to make a deal.

Hey guys! Thank you both for taking the time on replying to my post, I will definitively get the book that you suggested and get deeper into the rehab stuff, I bet is not that easy but after doing it the first time Im sure I will learn a lot! I'm looking forward to take the next step and buy my first investment property at the end of next year after I can figure out some of the questions I have, but really your suggestions are very helpful to me! Thanks again!

Hello everyone, I'm pretty new to the real estate investment world and I'm analyzing my first properties, but I have the following questions regarding rehabs and refinance... How do you accurately estimate for closing costs? (A breakdown of what are the specifics closing costs would help) How do you estimate rehabs accurately? I see there are many things to consider and it depends a lot on the property conditions, but how do you get some ballpark numbers if you haven't seen the property yet? Is there any database online with materias and labor costs? About refinancing thinking on the BRRR strategy, how can you be sure that your property will get refinanced to pay off to your investor? If you don't get the refinance what other alternatives you have pay your investor? What would be the best alternative exit plan? I'm sorry if my questions are a little bit open or unclear but I still trying to figure out if I want to focus on buy & hold or BRRR. Thanks!!!

Hello BP!

This is my second "active" day in this great webiste, after attending to some webinars, listening the podcasts and reading the forums, I decided I would like to start my RE experience with the buy and hold strategy by getting a mortgage. 

To begin with this I just went out to sites like Zillow, Realtor, etc and started looking properties...

First thing I realized is that there are a lot of different options out there, so at the begining I though to start looking for single family properties, but after looking the market out there and the way I´m thinking to get my first investment property (mortgage), the multiplex made more sense to me, because with a single mortgage you get the opprotunity of doing house hacking or have multiple tenants; granted I understand probably expenses are higher on a multiplex, but to me it made more sense than a singel family property.

So I would like to know your thoughts about this, as well as any other recommendations or key items I should be paying attention that could make me lose money instead of making some monthly cash flow (hidden fees, unexpected expenses or things like that).

If you guys know where can I find like a buy and hold check list or do´s and don´ts about this strategy, I will appreciate it.

Hello everyone! I´m 25 years old, originally from Mexico City, but living in Columbus Ohio since 2016 due to a job relocation. I have a bachelor's degree in systems engineering and a MBA. Currently working a full time job on a supply chain company in Columbus, Ohio. Actively looking to learn and start investing on Real Estate in order to get an early retirement (stop working for a company and spend my time and money on my own business). I have very basic real estate experience at the moment. I guess as many of you I started a couple of years ago with "Rich dad poor dad" and from there I have been trying to run out from the rat race. On November 2016 I attended one of this guru weekend workshops and taking out the fact that they try to sell you a "magic formula" to get rich with just little effort and paying them 50K, I think it was a good introduction to what real estate investing is, get to know some vocabulary and a better idea of how the business works. After attending to the workshop I decided to research a little bit more about RE and I found this awesome site called BiggerPockets, in which I have found a lot of interesting forums, webinars and podcasts. My real estate goals at the moment look like these... 2017 - Learn as much as possible about real estate market on my area, raising money and exit strategies. 2018 - Have a detalied real state business plan and do my first investment. 2019 and beyond - Spend a big amount of time and money working to get a monthly income of 5K on real estate investments. I´m currently looking for a mentor to guide my real estate experience on the greater Columbus area. My main interest at the moment is the buy and hold strategy, so most likely I would like to connect with people already making some money of rental properties, but I´m always open to learn different strategies. In reward, my mentor will get my commitment of about 10 to 15 hours a week of hard work on helping get and analyze deals by performing some time consuming tasks that could be delegated to me so I can learn about the business while I help someone else grow your business.
