My sincere appreciation to all for the tips and advice! As it turns out, I checked with my HOA and mounting a dish anywhere on the property requires going through the HOA architectural review board with supporting documents, ie diagram showing where the dish will be placed. I'm also going to require that they sign an addendum stating dish will be removed prior to move-out and any damage will be deducted from their security deposit. I think the combination of the two will be enough to convince them to stick with cable.

Looking for advice - tenant wants to install Direct TV in or rather on my townhome.

What do I need to be consider?  Anybody had to deal with damage as the result of the installation or removal of the dish?  How did you discover the damage, and were you able to recoup directly from the tenant or from the security deposit?  

Do I need to add an addendum to the lease with any specific language?

Any guidance would be greatly appreciated, thank you!
