Hey @Lesley Resnick. What about the current market conditions is making BRRRR difficult? Are properties simply too expensive to be able to turn profits from rent?

Hey @Jeff M. What exactly is the workaround you are talking about? I looked up the Delayed Financing Exemption and it appears that you just need to hold the property for six months before proceeding with the refi (assuming I didn't miss anything in the jargon that I only understand part of at this point in my REI education). Is the six month wait the "workaround?"

Thanks @Adam Gollatz! I selected BRRRR with the intention of building a cash flowing portfolio and after reading over some of the other REI strategies it seemed to be both the best for the purpose and the most interesting. Are there other strategies that are good for building cash flow that would be good for a newbie investor? What are some of the nuances that you are talking about? Is it networking or something else?

Hi all! I'm new to REI and am trying to understand the BRRRR strategy. Can ya'll tell me if the hypothetical BRRRR deal makes sense. Thanks!

Let's say I buy and rehab a property for $50,000 (all expenses included here, I'm trying to keep it simple) and it's ARV (did I use ARV correctly?) is $100,000. I then refinance for 75% of ARV. The bank gives me $75,000, I "make up" the $50,000 I initially put into the investment and pocket an additional $25,000.

Does this make sense or am I misunderstanding how this works?

P.S. I'm also new to the forums in general and wasn't sure where to post this. Should I have posted this somewhere else? Is there a BRRRR specific forum around here somewhere?
