Thanks for the reply! I have 60 mixed use units under management so I am looking for a mid sized program. I checked out tenant cloud but don’t like the fact that tenants have to accept and use the program in order for me to send them emails. Some tenants I know will not be using the app and will be paying by check. I looked into RentRedi but am also not happy with the fact that it is only a mobile app and tenants cannot login on a computer to pay their rent. I looked into quite a few programs but can’t seem to find one that checks all the boxes… appreciate your input and hopefully I can find the right fit soon!

Hi all, 

I've been in search of an online rent collection program that allows more than 20 units and also commercial tenants. Many of the recommended programs do not allow this portfolio type to be used.

Thanks for the response! I've been reading insurance is the main issue with having a unit like this, as they can void all coverage. My only options would be to 1) keep the basement strictly as storage or 2) go through the process of getting a CO and deal with the potential tax increase on an already high tax property. The property is still at 6.5% cap so I have a lot to consider... Thanks again for the info!

Hey all, 

I recently had a showing of a legal 2 family house, soon learning that the basement unit was rented out illegally. My question is, what incentive did the previous owner have in not making it a legal 3 family house other than collecting rent off the books? It has its own separate entrance, bathroom, and kitchen (minus a stove). Also, what should I be weary about should I move forward with this deal and handling the 3rd unit? As the owner, am I legally allowed to live in this third unit not collecting rent?

Hey all, 

I am considering a 4000 sqft 2 family house with a full basement that I am looking to turn into an additional legal unit. The taxes on this property are already high (about $20,000) and am wondering what this added unit will do to this expense. Any recommendations & advice is much appreciated!
