@Keisha F. Yes, I went with a Credit Union called Credit Union 1. The process was fairly simple and took give or take 30 days from beginning to end.

Thank you! As a quick update, I will soon be closing on a cash out refinance at a 75% LTV, 30yrs, 4.5% Interest. The home appraised at 100K which would pay for my hard money rehab loan and give me all of my money back and then some. This was a successful BRRRR strategy rental.

Special shout out to @Mark Ainley and the GC Realty team for the comps in the area that supported the 100K appraisal.

I posted my rental and received 20+ inquires per day majority were section 8. I set up showings for Saturday's at 8am and had about 15 or so come out for the showing. The big picture is, of all the people who showed up and applied, most were not a fit. I could have chosen someone within 2 days of listing it, but I chose to hold out, and screened for the best possible candidate. ended up having to make a tough decision between 2 great potentials, but ultimately chose the one I thought would be best. As Mark mentioned, if you have a quality product, and its priced right, you'll have a ton of potential tenants to chose from. But to me, it was worth it to take the time and select the right one, not just anyone.

@John Moon - Paint color is Navajo White (Sherwin-Williams), Doors were purchased at Home Depot, Finishes in the bathroom were just White semi-gloss paint for the walls, Tile that was on clearance in Home Depot, Pedestal Sink was reused. Tub, Mirror, Light Fixture, Toilet, etc. where also all purchased at Home Depot. I also put door stoppers on all of the doors to prevent the walls from getting damaged. I bought those at Home Depot as well.
