Thanks for the response Kevin! I appreciate it. Opportunity cost is definitely something to factor in as well. I just know the margins for deals in my area are tight and doing the work myself could definitely work out in my favor. Also, the comment about winter was insightful. I didn’t think of that. 

Hey everyone!

I currently have my general contractors license and looking for a property. I have always had the question of whether to do the work on my own or to hire it out. I know it will take longer to finish the project myself, however I believe I'd save more monthly than the holding costs for a property. (example holding costs could be $2,000/ month) But I could easily save that renovating 2 bathrooms on my own within a month (assuming it costs $5,000/ bathroom). Eventually I plan to hire out in order to scale. I am just seeking more experienced investors opinions. Thanks in advanced!

Hello everyone!

I am Clyde Wellman and I am a new real estate investor in Capitol Heights MD. I am currently house-hacking my personal residence and looking to purchase a rental in the near future. I am also waiting on my contractors license to arrive in the mail, MHIC (Maryland Home improvement Commission) can be a little slow lol. I have been woking along side my father (carpenter) for years. I am currently working full time and hope to find a rental property with a cosmetic rehab I can complete in my spare time.
