Charlie get yourself to a Real Estate Investment club in San Diego. The one in Northern San Diego is very active. Great place to meet other like minded investors, bounce ideas around, and make some connection. Best of luck to you!

One of my investor clients was recently asked to be a guest on a real estate investor radio talk show in San Diego. He plugged me twice and talked about his deals this past year, including one that I found him for $71K that he rehabbed it for less then $40K and I was able to resell it for him for $148K (above asking price).  Proud to have been on this successful journey with him!

I found a couple SFR listings in your price range on the MLS within about 10 miles from Santa Monica that may work for you. Would you like me to send them your way?

Our company just completed a rehab one block from this property and received a full price offer within days. Currently in escrow. Low income, first time home buyers are using the USDA loans to buy properties in this rural area that are affordable to them. Those loans are also don't have that pesky 90 day FHA rule to follow before changing owners again.
