You can get a beginning overview on Cincinnati neighborhoods by googling to find the ACLU's "Cincinnati by Neighborhoods" map PDF that shows income levels throughout the city.

I'm looking for another triplex or fourplex there right now, so if you have an abundance of deals, feel free to share the news! :)

Brandon, have you used the USPS demographics tool? If you check out their Every Door Direct Mail service, you can get demographics by mail carrier route. It's been a while since I used it, but I know it has detailed information for very small sections of towns.

I'm struggling with finding good deals on small multi-family properties (3 or 4 units) in Cincinnati for buy-and-hold rentals, and I'm hoping you BP users have suggestions on where to look. I've looked on loopnet and found a few that way, but they're either in neighborhoods that will likely require "excessive management," as I once heard it put, or they're out of my price range.

I've talked with agents and wholesalers, but it seems like multi-units are harder to come by for them, too. I only want a couple of buildings, so I don't see the value in starting a long-term direct mail campaign and becoming my own wholesaler. What am I missing? Where do you find leads for small multi-families?

Is anyone on BP successfully using @Lisaphillips strategies in the Boise area? I like her ideas but haven't seen how to make it work in my local area.
