Does any one have a list or know how to find the companies that assist displaced homeowners who are getting their home repaired?

The home was built in 2007.  The basement is uneven.  We were told to call a structural engineer.  My client is buying the home.  On side is at 26, one at 23, one at 24.5, and one at 25. There are a few cracks but the basement seems very dry, no evidence of water.  We were only alarmed because the inspector said we should call the foundation company.  The foundation company said call a structural engineer. He said there are no holes in the concrete masonry blocks.  Client is concerned if she should cancel or move forward with structural engineer which can cost up to $600 just to assess.

I have been flipping for a long time.  I am now looking to build my first home for resale purposes. Does any body know any good books that will assist.  I am going to do all the subcontracting myself.

@Kiet N.  buying tax liens.

When I got there, there was no where to register.  I just came with cash and didn't even have a number for bidding.  Now the foreclosure auction was different.  I will go to the courthouse this week and see if I can get a clearer path.  Just wanted to know if anyone here had ever been to this particular one.

They want 1.6.  Not sure what is is worth after rehab but rehab is 160k.  I am unsure it will be worth that amount but the area is minutes away from a new major development. sq footage is about 2550, age 45 year old building. Unsure of traffic count, Fulton county near Glenwood park.

Wow good advice.  An angel investor is someone who has the capital?   My client has been in business for 10 years but cash as a down payment is an issue.  

It is a free standing building.  It has been vacant for over 5 years and in horrible condition, roof even falling in but in a great location.  They maintain they will sell now or rent.  My client won't move forward with just a lease, so I wanted to see if we could meet in the middle.

I am looking to start buying tax lien properties in Georgia.  I went to the courthouse a couple of months ago on the first Tuesday and it was a zoo.  I didn't see any order or system in place. I am new to georgia but not new to buying tax properties in Alabama.  Can anyone suggest a starting point OR share their experience.

I need assistance with the terms of this LOI. The owner has a building that my client will have to bring up to par for their use. The will have to spend 160k in order to operate. For that reason, they only want to do the deal with the option to buy. They are not able to buy the property now, but will in 1 year. They will need 8 months minimum build out time to even open the door. The owner is asking for a price that the building will be worth once my client repairs it and says they don't want a lease purchase. Any helpful terms, clauses, or sample LOI would be helpful
