So @Deidra Hubenak , great information that I wish I had about a year ago! However, if I have been sent a franchise tax bill for not filling the papers you discuss (bought the you must have an LLC fake gold) , will filling the papers prevent me from having to pay the franchise tax?

Anything I should be aware or cautious of when wholesaling property of a seller who is represented by an agent? I mostly do off market deals so any input would be appreciated.

Not really. I have not had many realtors to last long. They mostly start off good and then the responses get slower and then just disappear or they fit you in and in the meantime the lead has been snapped up by another investor who is already an agent.

Thanks so much for the advice and reassurance. Any ideas on how to find out who the builders are for some of the already completed and sold ones?
