@Tchaka Owen thanks for the tidbits. I have noticed that the fourplexes are wayyyy over priced. If I jumped head first, I honestly would have made a mistake by thinking that 650k+ was the going rate for them. But with lots of reading, research, the calculators here and using my go to financial principle “something is only worth what someone is willing I to pay” I actually see that things are prices too high.

You're 100% right about looking for a good deal, this is currently my focus. Mainly because getting started is more important than finding something specific. I may need to partner up for a SFR in order to do that type of deal.

Hi BP gang!!! My name is Clive Phillips and I’m from the ft Lauderdale, Hollywood Florida area and I’m new to the real estate investing realm. I’m in a transitional position in my life and at the age of 40 I have evaluated my financial situation and realize it’s not at bad as I thought I was. I’ve been binging and absorbing as much knowledge that BP has to offer since about September 2020.

I’ve been “content” at my decent paying W2 job for over 18 years, but within that time line I have had various part time jobs, hustles and businesses. My biggest business was owner/operator of my own CrossFit gym for over 4.5 years with my then wife. My biggest expense was obviously paying rent for the brick and mortar location. That’s where my spark of real estate investing initiated from, i thought to myself if I’m the landlord then I could be owner occupier and have lower overhead. My end game is to be cash flowing $12,000 per month with investment properties in 15 years. Along with pursuing my initial goal of owner occupied commercial property with my gym as a business, because my passion of health truly helps others in many other aspects besides just looking good.

I've cleaned up all my debt and I'm in a position to not only buy my first investment property but also some capital opportunity to hopefully learn while doing some grunt work. My interest is owner/occupied fourplexes in which I can spend a year to gradually update each unit. My 2 financing options are a VA and FHA. My thoughts are to use the VA, gain equity from the rehabs and refi to a conventional and to continue to do so as often and as fast as time permits following the BRRRR strategy. I have a lender and agent agent who are on standby and already knows what my direction is and what I'm looking for.

It’s great to have so much knowledge from the vets, experts, podcasts and YouTube vids. Along with so many resources and book recommendations I’ve absorbed so much that there’s only one step left for me and that’s to start!!!
