Hey thanks everybody for your replies, I was just thinking how useful it would be to be able to filter through professions by my state. I've looked around a little bit more and realized that option doesn't really exist.

Sorting seems to be a closely guarded secret, I ask the same question and nobody knows.

Thanks Charles, I'm already looking locally. I just thought this site was about networking and I'm not finding it that easy to do.

Finding the right lawyer or accountant - I would suggest that you contact experienced investors and ask for referrals.  Attend district court - look at the cases - listen to the lawyers -

You can really waste lots of money on non-aggressive lawyers and CPS's ----- make sure you interview them, ask them about their past successes.

Good luck ------ if you were in Baltimore - I'd give you some names

How do I use this site for looking up attorneys and cpa's. I know the network function doesn't have either category in the drop down under companies. If I go to the member tab and try to search by company I get the same drop down that doesn't list them. Is there any filter I'm missing?

Iv'e found the local fair housing authority to be very easy to talk to and they are conducting research for me on a issue with my homeowners association. Specifically, they are finding me legal precedence on an issue with my homeowners association. I would think asking their opinion before taking action would inoculate a landlord to certain degree.

@Johnny Situ

Looks very interesting, but I don't like apps that make me send them all my contact information before they'll give me a look around. I couldn't find any in-depth information on their website either. I simply don't trust new websites with my contact information. They really should have some way for you to evaluate their program without having to give up your contact information. their terms of you state that if I give them a bad review on Google they can end my license to use their site anyway. Terms of serviceare are pretty clear, leave a bad review on Google play Store and they'll ban you.

@Joe Arida I agree! With a pit bull the tenant is probably all bull. I have donated dogs for service animals and they always turn down fat headed dogs even if they are the best candidates, because of peoples negative perceptions.
@Nancy Neville Are you positive she can't collect her spouse's social security and her social security? It's very complicated but you can even collect a divorce spouses social security check. I think they only limit you on the amount you can collect in total not the fact that you're collecting two checks.
@Patrik Kusek I disagree about the name of the turnkey provider not being important. Even though we all agree with buyer beware, a good honest business would want you to be happy. It may be that they would do something else for you down the road to help take care of this issue. If they're on the Forum naming them would give them the opportunity to show their true colors.
@Carson Kesner You can take his money and find a trustee who will pay you by the month and charge him a small fee for that service. Then you can require a couple Home inspections during the year to make sure he's not in violation, let him know that you are concerned about this being a situation where he could be a substandard tenant, just trying to pull one over. If he is genuine, I bet he would go along with the inspections and the extra fees if he's a good tenant. My youngest son and daughter-in-law have paid their rent a year in advance in the past, I would never rent to them.
