Hey BPers. I'm about to close on my second deal and my first property in the Bronx. Does anybody know any lawyers they'd recommend? Ideally, I need one who has experience with foreclosures and short sales.

Are you looking in the NYC area, or outside of the city?

Post: Should I offer BPO to the seller's broker before it's listed?

I received a tip that a property is about to hit MLS from a broker that I've only exchanged a few emails with.

Would it be a good idea to offer the full BPO right away, before it goes on market? Or would that encourage them to raise the list price? The market I live in (NYC) is hot right now, with a couple signs of cooling over the past two months.

The broker has been very helpful and I'm hoping to create a mutually beneficial relationship that will last. Ideally, if I offer BPO and it's accepted, I'd hope that she would continue to repeat the process and send me other homes before they go on MLS.

(the "bid results" page on the HUD site itself only gives closings from the past 14 days, but I'd like something from the past six months or year if possible - my area doesn't have a lot of HUD homes)

Does anybody have any advice on to how to find an agent who often works with HUD homes? Or a list of HUD properties that have been sold?

I've read numerous accounts of bids that are rejected because the agent didn't file the paperwork correctly, so I'm trying to find one who's comfortable with the process. I figured the best way to do that would be to find an agent who's chalked up a winning bid before, but I can't find a list of past HUD sales to work backwards from.

@Anthony Perez, you don't think Astoria is insanely overpriced at this point? I've looked, and I've met most of the realtors in my area, and I'm impressed when I find a .7%'er.

I used to live in East Bushwick before I moved here.

I've had success using the NYC Dept. of State site to find the entity's address, but usually the agent and members of each LLC aren't listed. I could order a copy of the LLCs' incorporation documents, but each copy costs $5. Is there any other way I can get those names? Right now, all my LLC letters are to the listed entity address.

And what's a VA?

In terms of my own background, I've owned one 2-unit multifamily under an LLC (I sold my share in March) and I've screened for 2-4 unit properties that have potential for me to be a full cash buyer.
