Hello all! I am interested in starting a landlord association in the small midwest town I own property in. Can anyone email me their association by-laws, rules, procedures, etc. Also what all does the association offer? Do you have lawyers on retainer? What are your dues? I can provide email should you have these documents, if you would care to share. Thank you all!

I forgot to ask my question on this post. My question is, if I decide to purchase and tell people that I am going to provide insect control I am afraid I am opening myself up for problems. Say they figure out they are recluse then they can say it is possibly unsafe to rent? I don't want people to feel unsafe, or even worse actually put them in any danger. I think in southern indiana (my location) they are probably in a lot of houses.

I only have one investment property at this time, but have been looking for another. I was shown a house recently by a realitor and noticed this place had bug glue boards out. I picked up a few and some had brown recluse spiders in them. I know what they are because my personal house has them as well. And I know the costs of having them treated. I paid over $500 the first treatment, and $250 per month after that. And they are still here. These guys are hard to get rid of. This property is a great deal price wise and is in the country. It does need some repairs and renovations, but I think it is worth the investment. All except for these pests. And really there is no way of knowing if they will ever be gotten rid of completely.

@matthew I figured it would. Although I'm safe on the sewer. City has to inspect that before the sale. Lol. At least that's not a problem.

No I didn't. And I will not ever make that mistake again. Nor will I pay too much again. I am as green as green can be with buy and hold properties. Or just investing in properties period. Considering selling it off now instead of renting.

@David Cowen thank you for the information. I believe the sellers are willing to work with me to an extent. Its just trying to get someone out to look into the actual repairs. I feel every day that passes I am losing my chances of them paying.

I am just getting started. I plan on listing my criteria for renting my property in the ads. I then considered a first part of the application, which to some would look like the entire application. Then if they pass that step I considered the mysmartmove.com from Transunion application as the last step. How would you all handle this?

I closed on a property a week and a half ago. The roof had two spots that leaked and part of the purchase agreement was that had to be repaired. I was told it was but it was not. So I am in the process of finding someone to make the repairs. It seems nobody wants to mess with metal roofs in Southern indiana. The rest of the stuff is just little things adding up. Finishing trim work. Painting. Rock for the drive. Landscaping needs finished up. I bet I have another 4k in it after its all said and done. It will take quite some time to make that money back. Is this normal? I feel it probably is.
