Has anyone ever heard of "Midwest management/ US Bank" with an address of 405 N 115TH ST. SUITE 100 OMAHA NE 68154-2507?

They paid delinquent taxes on the property behind my house and I was another way to contact them besides sending snail mail to an address that multiple other organizations appear to be using.

Welcome to BP, Billy Gullett ! I'm new here also, from Houma. If you have the ability to listen to the podcasts, they are an amazing tool to provide an understanding various directions you can go in real estate investment. Set up keywords for your interests to alert you to their mention in the forums. Pretty much utilize all the resources provided here at BP. Also, Happy Mardi Gras!

If you are planning for your mother to get the mortgage anyway, why not set the deal up as a partnership between the kids to own the house from the get-go and rent it to your mom. As long as it's a cash flow-neutral setup, you won't even have to feel guilty about renting to your mom. Plus, there would be no need to will the house to you & your siblings. Is there anything wrong with this idea other than planning to trust siblings?

I agree with the above statements. My rent house has galvanized plumbing and is 60 years old. I've had to replace the the nipple coming out of the wall for supply and drain, but the rest are intact.

Welcome to BP from Houma, La! Ultimately, it seems like finding your niche is about figuring out what you want out of REI and deciding on an avenue to get there. I am new to this also, but had already decided that buy & hold was what I wanted to do before I found BP. Now I am learning how to do it profitably! In addition to the books you already have, make sure to listen to the podcasts. They are excellent! Advice from people working across the spectrum of all the niches, telling their stories & giving tips on what to do and what not to do.

@Jonathan Rodrigues, I would suspect that the Gulf Shores/Orange Beach tourist rental market has a lot to do with that. Most prices down there are crazy. We like to visit, but it is actually cheaper for my family to fly to Disneyworld for a week than to rent a decent place on/near the beach for the same period of time.

If the condos you are looking at are in that area, are you analyzing it based on monthly rental or vacation rental?

Welcome to BP, Portia!

I lived in Duluth for about 6 months back in the early 1990's. It is a beautiful area!

I am new to REI, but am involved in rentals. I think Buy & Hold is going to be what I focus on, since it was what I was working towards before I found BP.

As @Mark Nolan says, check out the podcasts. Also dig into the forums and blogs. VERY informational!
