@Joshua D. I like numbers before I jump. Once it's running, given I've done my due diligence, I haven't had anything bite me. *shrug*

@Brian Armstrong WHOA! You had some rather large rehab costs there....  Good advice - vetting contractors. I've got two mentors to help coach me with tenant screening (seems like a job in and of itself). Yeah, appreciation is going nuts.

@Thomas Franklin I keep hearing about each of your points. Totally cool with living in the property - numbers make the most sense that way (self managed for the first couple, Cash on cash, and actual ROI). Learning to manage 1 place will help teach me how to vet prop managers in the future. That's a great idea about the seller financing. I've heard it in a couple of spots (12 and 20%, both 5-year balloons); not sure how many would be psyched to do 85-90% though.

@Brian Armstrong Would you be willing to share the numbers of that deal (purchase $, down, rents, rehab, new rents, lessons)? Also, why did he encourage dropping down from another 4-plex?

@Fatima Champagne Tell me about your market! Whats median sale price there? Population? Ours seems to be lacking any multi-family at all on the open market (less than 10 deals and ~300,000 people). Median $ here climbed above $350k this year.

All great things. None have anything to do with making money.

Hello all! I've been an agent in northern Colorado for a couple of years - it's really cool helping folks. We live in Fort Collins - awesome community. Now it's time to help my family.

Two things I'd like to explore and learn more about:

1 - profitably buy and manage an owner occ 4-plex in the next year.

2 - flipping land.

You mentioned that you didn't find much in the MLS, that you did find this deal on CL. Where else did you look? I just know of Loopnet.
