What Jeff laid out above is very similar to what I have going on at EXIT. I'll add that being a Realtor adds another layer of training and resources that becomes available to you. It is not required to be an agent. You can reach a 90/10 split at EXIT but it is after some considerable volume.

I am a part-time agent at EXIT Realty Professionals and also a property manager with the same broker. If you want to do buy-and-hold investing, you may want to look for somewhere that will allow you to piggyback on their property management side.

@Kevin Franks welcome to BP! The best advice I can give you right off the bat is to hoard as much of that sweet, sweet per diem as you can while you are in Bahrain. That will set you up to start investing in whatever asset you choose (presumably real estate) much better than most people get started.

When, approximately of course, are you going to be back in the area?

@John J. 75% LTV is low. You should be able to find a better ratio if you shop around.

@Theodore Kyriopoulos we offer PM services at our brokerage. We are based in VB, but operate in the entire south side and were recently ranked in the top 20 PM companies in Hampton Roads.

@Rob Roy I am an investor and PM in Virginia Beach. I agree with @Michael Plante, you should definitely consider the long term financials of the property (if you haven't already). 

You may cashflow for a few years, then end up spending that to get the house market ready to try and sell it again later just to end up back in the same position you are in now.

On the flip side, if the property is appealing as an investment property and you still want to sell, having a tenant placed could potentially help it sell faster. Just a couple things to think about.
