I don't have great answers to your questions, but I am in a similar spot! Same market, same budget, also looking at duplexes. Planning to live in one side and rent the other. Looking forward to the responses.

Hello BP! My fiancee and I are looking to house hack a duplex/triplex/quadplex and went to our first showing today. I work in investing (non-RE) so am comfortable with the numbers side of things, but was blown away by how much there is to learn about construction, maintenance, etc. when looking at a deal. Thankfully brought along a good friend and mentor who could point out why the renovations on this property were "lipstick on a pig," which brings me to my question:

What are your favorite resources to learn about construction, maintenance, inspection, etc.?

Basically, I want to get better at spotting shoddy work and potential problems when doing a walkthrough. Thanks for your input!

P.S. - We're looking in the Evanston area north of Chicago, so any market-specific tips are welcome also.
