Post: Wholesaling illegal??

Hello BP, I just read an article that says assigning a contract is illegal. It says that we are marketing the homes and have to be licensed agent to do so. Can anyone clear this up for me?

Hello BP, I am trying to make some money in real estate in Scranton PA. I have been locking in contracts, but found out I am in a shark filled area. I have had people retract from my deals because of other investors making higher offers. Owners speaking with investors while I'm not present and selling the homes behind my back. Then they are telling me that the house is not for sale. All type of crazy stuff. Can anyone give me advice on how to keep going on without bailing out of real estate. I know people are making money wholesaling. I just haven't and its been over a year. I receive homes all the time. But have yet to close on one. Am I doing something wrong? Any advice is greatly appreciated.

Usually I will set the closing date for 45 days out in my contracts. I don't say any part of it is a due diligence period. I make sure I have the proper contingencies in my contract such as.. "contingent on inspection" and "contingent on financing".

As long as you have a great deal you shouldn't have any problems finding a buyer. Just try not to get properties under contract that you won't be able to move. It is a bit unethical and can really put the seller in a bad spot.

How long should I be putting for my due diligence. I have been putting 10 days due diligence and 30 to close. How do I find another buyer in that amount of time without buying the home with my own money in that time frame.

Hello BP members. I am a newbie to the site. I have a mentor who use to work with me. He has stop working with me for some reason ( money). I am looking for advice, buyers,sellers in the NEPA area. If any of you are out there please fell free to contact me. I come across deals everyday sent to my inbox. Any help will be greatly appreciated. We need get this first deal closed so I can get past my fear of not ever closing. I don't know what I may be doing wrong. Thank you Cliff
