 That'll be a good 1-2 book combination, Micah. Thanks for adding it to your list!

I'm currently on Chap 15 where you detail the “Snowball Plan.”

I’m curious, do you have any thoughts regarding how Recasting may accelerate the snowball even faster?

 Thanks for reading Matthew. And good question. I didn't model recasting in my own case studies or personal experience with debt snowballs. I'd be curious if @Erion Shehaj ever looked into that since he used them a lot. My guess is that it wouldn't affect the results because from what little I know of recasting I think it just changes your payment amortization and not the rate itself.

Anyone else want to chime in?

About halfway through Chad's book.  It's really good! Can't put it down.

 Great to hear! Thank you Bob!

 @Chad Carson Finished the book last weekend. As a newbie, I loved it. Easy to comprehend and loaded with smart strategies I hadn't learned about yet like the dept snowball pay down. I'll definitely incorporate a lot of what Chad writes about in my business. Two thumbs up!

 Thank you Bob! So glad to hear it. And the biggest compliment is that you found things to implement in your own business. Best of luck!

Diving into the book already!! I was so excited to get it in the mail. We started our path to FIRE almost two years ago. We plan on both being retired by my 40th birthday 11/20/2026. Thank you @Chad Carson for writing such a great book to keep up us motivated. I know this book is going to help us fine-tune our plans and possibly get us to FI even sooner!

 Thank you for ordering the book and for your kind words, Michelle! Please keep me informed as you do those tweaks and make progress.

I've asked the BP publishing crew the same thing, and we're all still waiting on Audible. I'm sorry about that and we're hoping it'll be any day. It's 100% me - southern accent and all - so hope you enjoy it:)

Finished reading a few days ago.  This book is fantastic.  One area that I would be interested to see debated further (I know it's talked about at length on the forums, but maybe more in the context of retiring early specifically) is the whole free-and-clear property / mortgage debt snowball plan vs. leveraging to grow.

 Mark, some good "leverage" sidebar discussions going on in this forum;

https://www.biggerpockets.com/forums/52/topics/615...

 Thank you Matthew for sharing that forum link. And Mark, thanks for bringing up that part of the book. It's certainly not always a clear call. You can make some strong math arguments for continuing to leverage as a way to grow. But I find risk and future uncertainty very hard to quantify. And I think sometimes our "gut feel" has it's own intelligence when it tells us that a little less debt and a little more safety would be prudent.

But it's fun to debate in any case, and I tried to cover both of those paths towards early retirement in the book.

Cheers!

Hi Keila, I definitely wrote a lot of the book for beginners. In particular, I show how beginner strategies like house hacking, live-in-then-rents, live-in-flips, and BRRRR can get you on the way to an early retirement. And I show LOTS of examples and case studies so it's not just theory.

Thanks for your interest!
