Thanks Dan, Kevin for your insight and advice. 

Kevin - I meant renewable source of energy, not self-sustaining.  I pay the electric bill for 2 attached homes and charge it back, but the bill skyrocketed (hot San Diego summer - $771 for 3 months).  Would like a system that will cut the electric down, does not have to eliminate it. 

I just furnished a house to rent out and the utilities went way up due to air conditioning costs, etc.  Would like recommendations on a reliable method to generate electricity without huge upfront cost. 

For my 4 plex, I got quoted $24,000 for solar system- way too high.  I was also planning to put in a coin laundry room on-site so the electric bill will go up even higher.   I have heard of various self-sustaining generators but unable to connect with anyone in San Diego who has this kind of system. I have seen a video on a small wind turbine that fits on your deck. Any recommendations?
