Let me start by saying that I do not have a deal on the table right now, I'm just trying to learn how a deal like this would work. I've been listening to BP podcasts 77 and 81 this week and he mentioned seller financing wholetail deals but didn't really go in depth on how a transaction like that would work. Can anyone shed some light on this?

Thank you everybody for the help. I'm still trying to get in contact with the seller to ask him more questions about the deal. He owns a wrecker service in the area so he stays pretty busy with that. As soon as I get more info about the deal I will be posting about them.

Yeah I really don't have a ton of specifics about the deal at the moment. I'm still working on getting those. You brought up one of my main concerns in mobile homes. They deteriorate at a pretty accelerated rate compared to a regular home. On the flip side, the value of the land they sit on should appreciate over time. Thank you guys for responding!

I have an opportunity to purchase 7 mobile homes in my area (deep east Texas). This would be my first ever real estate purchase. I don't have a ton of specifics about the deal at the moment but I do know that the seller is entertaining selling all of the properties including the land they sit on for $250k. There's is also room for expansion on the lots that would be included in the deal. I was considering doing a "house hack" by renting out 6 of them and my wife and I living in one. A couple of the homes need some minor repair work in the $3k-$5k range total. I've ran the numbers and it looks like I could potentially make about $700 a month if I rented all of them. Do you think that investing in mobile homes is a good idea for a buy and hold investment?
