@Darren Horrocks commuting from Barrie!? You're nuts! Though its a great area. How have you found the market up there?

I was marketing in several states before landing in AL. There's a lot of growth happening and the Rent to Value is very good, you can find 12-15 Caps and get in as low as 20-30k. That and I'd much rather earn USD, wouldn't you?

Hi everybody. Just found this community, I was slogging it out alone, very excited to get involved. I'm new to the scene but have had interest in REI for more than a decade now ( was just too chicken/uninformed to do anything about ). But now I'm working on my first deal in Alabama ( too hot here in Toronto ), and looking to make some new friends.

Is there any special considerations when looking at property that is tenant occupied (section 8)? The seller is willing to accept a price that makes it look like a steal when looking at comparables... Maybe the tenant smells really bad, I don't know.

Thoughts?
