If I have built a large database of clients for my business and don't have any syndications, paperwork indicating I'm in syndications, actual deals in front of me, or a past syndication,  can I point blank email my database and directly ask for people interested in being a passive investor and not break any sec rules?  I'm working on growing my list of possible investors while I'm getting started.  Or if you have a link or somehting on where to go get that info, it would be appreciated.

Don’t forget to think about if you’ll have two meters for water, electric, gas, and two addresses.   You’ll probably have to call it guest quarters or a bath house.  Zoning and permitting are a bid deal.  I’m about to do this myself.  I’m buying the house on a regular loan and doing cash for the apartment part.

You can use the local real estate agents, look online at what’s on the market or dig for off market leads.

They did this to a lot of people this year. You’ve really got to protest and make sure you file as much against the value as possible.  Even just filling out the form can do something if you don’t do anything else. I’d suggest doing more though

I work as a residential realtor and I've done 4 sfr investments and 1 industrial investment.  My intention is to buy large apartments and I've talked with 3 different groups that do it locally to me.  I would like to run them myself and it seems that joining someone would make it go much faster though.  What skills or certifications would you recommend that I could bring to the table that would help build rapport and get me in the door faster or better?

 why not?  If I join a group doing them, multi family, then I can learn from them vs figuring it out on my own. I’ve been interviewing a few groups to see what might be a good fit. Now I just have to commit.  I grew up around storage properties.  They’re great companions to other industrial properties.

fear.  I’ve done a few houses now and want to do a large multi family syndication or medium storage complex.  I probably really just need someone as an accountability partner in the form of a coach or more investors to add to my list I’m putting together
