@John Underwood Yup, absolutely! That's why I said we sold the rentals and are now debt free with 2 VA loans burning a hole in our pockets.

Quick background, wife and I are both military veterans that bought a duplex, 2 SFH, and a primary residence since late 2016. We just sold all the rentals and paid off our primary home making us debt free. We now have 2 VA loans burning a hole in our pocket again and want to use them to get the hell out of Michigan in the winter and snowbird down in southern Florida.

We can use the VA loans on up to a 4 unit at $981,700. So the plan would be to close on a STR quadplex November/December 2021, move down there for 6 months and establish residency (have to for the VA loan) and turn my primary in Michigan into either a second or investment property. Then in 2022 we will rinse and repeat the same strategy.

I'm looking for someone to poke holes in my broad plan here. What questions should I be asking and what am I missing? I'm completely new to the world of STR's. Thanks in advance!

Perfect! Well I guess I'll see you in a couple months. Until then I'll just keep selling my current home, buying my first investment/home, exit the military, read everything everyone tells me to, move my family/possessions/dog to future home, sign up for college, and maybe play a little softball and go sailing in my spare time. Hello everyone! I'm a transitioning member of the military due to move back home to Grand Rapids, MI in August. My wife is also ending her service and is currently hired and is training to become a CFP.

We will be purchasing our first true investment property in the coming months. We plan to owner occupy a duplex while I finish my degree at GVSU full time. Buy/hold and passive income are the aspects of real estate that I am currently the most interested in. I love the thought of someone else paying my mortgage. 

I have looked up the real estate and landlording groups in my future local area and am very excited to start my networking experience. What a difference from the military it will be HAHA.
