I am in a similar position with a home that is free and clear (paid off). You may get a better interest rate on a cash out refi on the home you have equity in. Rather than having access to a line credit you would simply receive a large lump sum and start paying interest immediately - good idea if you already have a place for the money to go. Pros and cons to both cash out vs heloc. Congrats on being in the position to make another move!

Stick to the facts - it’s real property and you had it inspected by a professional and you were present. Like you mentioned, no valid reason to pull out (only emotions). I just dealt with a seller that was tough to get a hold of. I kept adding supplements to the contract dealing with the giant Texas freeze the other week. It all worked out.

I love having trust in a brand such as Hyatt. Although I am a very seasoned STR professional, I prefer a nice hotel over a vacation rental.

Some of the largest STR brands are still struggling to provide a standardized product. Lots of room and opportunity in the industry.

I manage a portfolio of short term rentals from Breckenridge to Vail. Unless you can truly afford the luxury of your ski condo do not expect to be rolling in the dough. The STR will cover a good chunk of your bills. The HOA fees have grown to outrageous dues all over. You do see good appreciation. One of my clients bought in Frisco in 2018 (2 bed 2.5 bath + loft)

For $600,000, sold it last week for $800,000.

Plenty of others have mentioned to cut those people out, at least do not talk real estate/ investments with those people. Find yourself a mentor or other peers in the industry (BiggerPockets) and debunk the negative Nancy claims if you feel like it.

I think we all can relate to your emotions and lack of motivation from time to time (missed deal, bad deal, negative Nancys)I typically only share my wins where I know it is reciprocated and the positivity rages!

Would love to connect and discuss other habits and techniques I use for motivation etc.

I use a DJI Mavic Mini. Very beginner friendly flying, do not need to register with FAA due to its light weight. Easy to haul and works great for getting eyes on the roof and aerial property view etc..

@Jeff Grove I am currently under contract on my first OOS rental property in Lawton. Seller is an OOS investor that has owned the home for 20+ years. He remodeled and I was still able to pick it up for 20% under appraisal. It appears to be a relatively lower risk investment with decent returns and positive cash flow. Did you ever pull the trigger in Lawton?
