Hi,

I've been looking into self-storage, but market evaluation seems very different than residential.  Does anyone have some tips on how to analyze a market when evaluating deals?

I'm primarily looking into purchasing a self storage facility with low economic occupancy with the strategy to improve the business through capital improvements and technology.

From the contractors I've talked to, new build are coming in between $320-$400/sq ft on the westside of LA (Santa Monica - Venice - Mar Vista) and depending on finishings.

Congrats!  sounds like one wild ride.  If you had to pay for the plumbing what would that have added on?  Great for you to be able to do all that work but for the next one are you planning on hiring that out?

@Minh Nguyen, @Nabil Suleiman and @Anthony Nguyen can you help out a fellow investor with some contractor recs in LA?  Thanks!!

@Gregory Storm Good luck! And nice work on taking action.  I'd love to see more pics as the flip moves on in the process.

@scott. Are you finding the deals too or just project managing them?

@Victor Argueta  How do you go about looking for properties in default <90 days w/ 50k+ of equity?
