I just had a new tenant move in this week. She just texted me tonight asking if I want to get together next week. If she weren't a tenant I'd be interested, I just think it would be too complicated. Have any of you had this problem? How did you handle it? I definitely don't want to lose a tenant over this.

Hey Kenneth, I had the same conversation with our Insurance Agent. We decided to go ahead and insure for rebuild value, but we are in the process of increasing our deductible to lower the payments. We haven't gotten the quotes back, so i can't tell you what our new deductible will be but that's definitely something to think about if you have the cash in the event of a major claim.

Thank you for the information Jim. I was actually already looking at that course before you mentioned it. I also just read one of their e-books and it definitely has me interested. I'll give them a shout tomorrow to get more details.

I've finally convinced my family that we should start looking for mobile home parks outside our area, but I'm not sure how to find brokers or agents that specialize in parks. Specifically, we're interested in Texas, Arkansas and Mississippi. Right now we're looking around mobilehomeparkstore.com and we've found a couple of leads, but it would be nice to find someone experienced to help us navigate our first 40+ lot mobile home park deal. Have any of you used agents or brokers in these areas? If so, would you recommend them?

Our offer was just accepted on a short sale. We just went in to do another inspection and saw that someone busted about 3-4 windows. It's still a great deal, but do we have any recourse for the damage done after the offer was made? Also, what protection if any do we have if the vandals come back and do even more damage?

We may have just hit a deal breaker of a great negotiating tool..i'm not sure which. I just got off the phone with the Parish Engineers office...turns out the property was never legally subdivided. The lady i spoke with said she would check with the engineer in the morning, but she doesn't think its going to fly. Either way I have a meeting set up with him for Thursday, I'm hoping its not going to be a big deal to subdivide it since there are already people living there.

Thank you for the information Jon. I was already thinking about offering 140k on the property. This property is part of an estate, but they are not willing to offer any owner financing. I'm meeting with the Parish Engineer on Thursday to get information on subdividing it further just in case we decide to do that. I'm really concerned about the sewage issue. I've lived in the city all my life so i've never had to deal with septic systems etc, but i just cant see how this pond can possilbly be legal...have you ever dealt with anything like that?
