is there any way to make it work? The buyer and seller have already met also and are aware that I'm wholesaling the house.

also the seller owes 90k on her mortgage

I have some questions on exactly how does sub2 work, I have a property under contract for 125k and a buyer for 130k but wants to do an owner finance deal. What type of contract do we use to assign and I have a regular simple purchase agreement with the seller would I need a different document? and also would we just get paid from the down payment if she is paying monthly?

Welcome to BP! I am also in Richmond Va and I wholesale property and am also in the process of getting my RE license. What really helped me with passing the practice exam that the class had, were making note cards for all the terms. I also went to the library and got real estate license exams for dummies, it has a decent amount of practice questions in it.

My name is Claudio Goedhart. I'm 21 and currently work as a powerchair technician full time. Im totally new to real estate and started looking into it only a couple months ago. A few weeks ago is when i started taking action with wholesaling and have my first property under contract . Im struggling with parts of the deal but i know BP will help. I also signed up for the real estate agent class recently and can't wait to get started in that side of the business. My goal is to eventually to be a trusted investor rehabing and selling properties as well as having a few rentals. But my current focus trying to find more experienced investors to help with their business so i can gain some experience. I also want to network and meet friends building long relationships within the community.
