Hi folks! I'm following with interest too - just setting up YNAB for both personal and rentals given people's recommendations. I have one question for @Denise M. Tschida, @Jessica H. or anyone else - the question is, how do you track incoming money using YNAB so that you have a nice looking income statement. Am I right that income has to be coded as "Inflow: to be budgeted" and the only way to have it organized and categorized is to be meticulous about what you put in the Payee field? Or is there a better way that I am missing? Thanks so much for your help!

I am a new landlord. My tenant, who is moving out in about a month, has asked me to complete the following repairs. Since I may have to do them anyway for the next person, I'm OK with doing anything a landlord should typically do. But the lease specifies she bears the responsibility for anything that is due to her negligence. Which of these would you repair and pay for yourself, and which would you expect the tenant to pay? 

  • Broken handle on the washer/dryer
  • Light flickering and occasionally not working in the kitchen
  • Blinds that have some missing pieces/cracked elements
  • Burner on stove not working

These all seem like items I should pay except for maybe the first and third ones.

Really appreciate getting the opinion of others here as I figure out how all of this works!

Hi folks! I'm a newbie. Getting all my forms and paperwork in order to start managing a 4-unit property as of next month. I have been trying to find PA landlord/tenant laws so I can read up on them myself, but the government sites are horrible to navigate, and other sites I find are selling stuff, so I can't find the doc I am seeing. Can anyone point me in the right direction?
