Hi quick question, went under contract for a property. They did inspection but they could not get into the attic due to the ac unit blocking it thus they couldn’t check there or check for termites… he recommended to do a hole on the attic to inspect. Then we followed up with a termite inspector he said the house was ok bc it made out concrete and the rest some metal part? (Idk) but again he couldn’t access the attic he strongly suggested to do a hole. We brought this up to the agents attention and quickly dismiss it saying the sellers won’t accept to create a hole on the attic, that the house is buy as it is (this was never in the terms to begin with) We offered to pay for the handy man to close the hole afterwards too & nothing. 
mind you, it’s not a cheap home, it’s not for closure home, seems to be in decent conditions. How can I go forward about this situation?

Hi, would you guys say a home on waterfront access is a good buy? Even though, it takes 25-30 minutes to take to open waters?  

HOW MUCH DO YOU ACTUALLY PROFIT PER MONTH (NET) ON 1 AIRBNB PROPERTY?

I keep doing the numbers on properties purchase price of 800k-1.1m and monthly profit after management fee, mortgage, etc comes out to be on the lows $500-1000 

any tips?

Hi friends, I am new to real state investing but I need some advice/ help in the following: (* please be kind in the comments, I am just starting out, thank you :) * 

1. Is airbnb still worth to tab into? or is long term rental better. ( for either cases, someone will manage and handle if repairs, cleaning etc.) 

2.what do you guys think about the future of allapatah ? 

3. what resources/ websites can I use to help me predict trends or good up coming neighborhoods ?

4. How do I know when it's a good deal and I should go for it?

Post: FHA Loan Source of Income Question

Hi everyone, 

I am currently looking into the FHA loan and wanted to use it to purchase my first property (duplex) with it however, I do not have a source of income (I am currently attending graduate school) but I can have a co-signer. Can I still quality for this FHA loan or is their other options I can use/ do since I have no income?
