Way to go, @Megan Greathouse! We are listening to BP podcasts in the car too and are also joking about our 1 year old's first words being ROI, cash flow and capex! Gotta plant that seed early before traditional schooling grooms them to be an employee. ;-)

I know the OP closed his account, but I would love it someone could answer some of these questions. We're in a similar situation! 

I'm also curious as to what my best option for new leases is - is a legalzoom.com lease "good" enough, or should I go talk to a local attorney? Who does everyone use around here?

Sorry to hijack this thread, but this is exactly what my husband and I are looking to do as well. He will get out of the military in the next few months and we're looking to move to Austin to finally settle down. The area seems to offer (almost) everything we are looking for to raise a family, be active, eat healthy and still have somewhat affordable real estate. I understand that the market is getting more competitive these days given how great Austin sounds on paper/the web! @Dan Burnstain could you email me too? I know the thread was started a while back, but hopefully you're still reading this.

Good for you aligning your goals with your education. I would probably suggest some business related degree with a focus in project management? Either way, experience will be your best education and learning experience

Great job and thank you for sharing! We just bought our first house and should close on Feb 10. The kitchen is currently completely gutted, so we need new floors, cabinets, counters and appliances. May I ask why chose to furnish stove and dishwasher, but no refrigerator? We're also challenged by wanting to make it look nice, but not too nice (to avoid costs we couldn't recover)... it's in a C+ neighborhood.

@Dan Wynn Thank you for the update and GREAT JOB!! Sounds like everything worked out even better than originally planned despite higher rehab costs! 

My husband and I are looking to relocate to Jax after he retires from the military in a few months... That's also when we're ready to get serious about our investments (Hawaii is not very B&H friendly). Would love to meet up for lunch once we're in the area.
