I will be looking to purchase my first home to renovate and flip. I was wondering if anyone has a maintenance checklist to give me please that can help me when I go in to the property to calculate the expenses? Thank you!

I currently own the house my husband and I are living in full time. So I am mortgaged out.

My husband would like to purchase an apartment, renovate, and flip it...He would get a mortgage and then quit his day job to do this as his own 'business' to buy, rehab and flip full time.

The problem is - once he sells his first property, pays back the bank, because he has no job, they wouldn't give him another mortgage so he could go and buy his next property to do the same thing over again.

We live in Canada. Is there any advice/ideas you can provide that I might have overlooked? I would love to make my husband's dreams come true. We've built and purchased properties before, so we're not new to this...but would like to take the next step so he can do it full time. Thanks!
